Party Wall Award


Party Wall Award – If there is a dispute (the Adjoining Owner does not consent) then a Party Wall Award is require to outline the requirements of the works to be carried out.

  • Building Owners Surveyor (excluding underpinning & basements) – The Building Owner is the one carrying out the works and will pay for all/majority of the costs towards the Award. This includes:-
    • Land Registry Search Fees to verify Adjoining Owner(s) identity & address;
    • Providing explanatory notes;
    • Form of Consent;
    • Serving the notice (by recorded delivery and by person if local);
    • Providing  follow up ‘Ten Day Notices’ if the neighbour fails to respond within 14 days;
    • The drafting, negotiating and agreeing the Award with the Adjoining Owners Surveyor (if not Agreed Surveyor);
    • Serving of the Party Wall Award;
    • Including a schedule of Condition survey in the Adjoining Owners Property.

The price for a Party Wall Award under Section 1 or 3 is a Fixed Fee of £550.

The price for a Party Wall Award under Section 6 for excavations (basements or underpinning) is a Fixed Fee of £1250.

  • Adjoining Owners Surveyor – The Adjoining Owner is the neighbour to the Building Owner carrying out the works.  The Adjoining Owner is able to consent, dissent or provide a counter notice for the works carried out. This includes;
    • A description of the works being undertaken
    • The agreed protection measures to the adjoining owner’s property
    • Method statements for the contractor to adhere to
    • Access statements for the contractor to adhere to
    • Clarification of the formal procedures in the event of damage or issue
    • A timescale for the duration of the works
    • The Schedule of Condition Report


We charge an hourly rate of £175 but can at the request of the Building Owner agree a FIXED FEE in advance.

  • Agreed/Joint Surveyor – An Agreed Surveyor acts for both the Building Owner(s) and Adjoining Owner(s).
    This includes;

    • Act for both Building Owner and Adjoining Owner
    • Land Registry Search Fees to verify Adjoining Owner(s) identity & address – if different to agreed owners;
    • Providing explanatory notes;
    • Form of Consent;
    • Serving the notice (by recorded delivery and by person if local);
    • Providing  follow up ‘Ten Day Notices’ if the neighbour fails to respond within 14 days;
    • The drafting, negotiating and agreeing the Award ;
    • Serving of the Party Wall Award;
    • Including a schedule of Condition survey in the Adjoining Owners Property.

The price for a Party Wall Award under Section 1 or 3 is a Fixed Fee of £750.

The price for a Party Wall Award under Section 6 for excavations (basements or underpinning) is a Fixed Fee of £1500.
